Commercial Restroom Cleaning and Sanitation
Restrooms generate more complaints than every other area combined, which is why they are serviced first rather than last. The specification covers fixtures, surfaces, floors, disinfection of touch points, and replenishment of consumables.
If one part of a cleaning specification is going to be judged, this is it. Nobody writes to their facilities contact about the state of the skirting board.
Serviced First, Not Last
A missed restroom is the complaint that arrives before ten in the morning, which is why it sits at the front of the route rather than at the end. Anything at the end of a route is what gets compressed when a shift runs short.
Consumables Are an Operational Problem, Not a Cleaning One
Running out is a stock control failure, not a cleaning failure, and it is worth deciding explicitly who owns it. Either the contractor manages and replenishes stock as part of the specification, or your own staff do. What causes the problem is when neither party has been told clearly that it is theirs.
Odour Is Usually a Drain, Not a Cleaning Failure
Persistent restroom odour that returns within hours of cleaning is generally not a cleaning problem. It is commonly a dry trap, a failed seal or a ventilation issue, and no amount of additional cleaning frequency will resolve it. A contractor who responds to a recurring odour complaint by proposing more cleaning is either not diagnosing it or is selling hours.
Fixtures, Grout and the Parts That Get Skipped
The items most often missed are the underside of fixtures, the base of the pedestal and the grouting behind them, partition panels at hand height, and the tops of dispensers. None take long. All are visible to anyone who looks.
What Is Included
- All fixtures cleaned and disinfected
- Partitions, doors and panels at hand height
- Mirrors, dispensers and their tops
- Floors including edges and behind fixtures
- High-touch disinfection with correct contact time
- Consumable replenishment where specified
- Serviced at the start of the route rather than the end
What Is Not Included Unless You Ask for It
This list is here on purpose. When a client and a contractor fall out, the cause is almost always an item each side believed the other had taken care of. Reading it now costs a minute; discovering it in month three costs considerably more.
- Plumbing repair, drain clearance and trap work
- Ventilation and extract fan repair
- Grout replacement or tile repair
- Dispenser repair or replacement
- Consumables supply where the client retains that arrangement

Restroom Sanitation: Frequently Asked Questions
Our restroom smells again within hours. Is that a cleaning problem?
Usually not. Persistent returning odour is commonly a dry trap, a failed seal or a ventilation fault, and more cleaning frequency will not fix any of them. It needs diagnosing rather than out-cleaning.
Who supplies the consumables?
Either party, but it must be stated. Almost every run-out traces back to both sides assuming the other owned it.
