Floor care is periodic restoration, not nightly cleaning. Nightly work removes soil from the surface; restoration addresses what has bonded to it or worn it. Both are needed, and a specification containing only the first will deteriorate visibly over months.

This is the single most under-specified item in commercial cleaning, and the reason premises that are cleaned diligently every night still look progressively worse.

The Distinction That Matters

Nightly cleaning is soil removal. Restoration is the periodic work that deals with what nightly cleaning cannot: soil that has bonded into carpet fibre, finish that has worn through on hard floors, edges and corners that a nightly route never reaches properly. They are different operations with different equipment and different frequencies, and a contract that folds the second into the first without a stated rotation has not really included it.

Ask About the Finish Before the Price

Engineered and coated floors are damaged by products that were entirely safe on the material they replaced. A contractor who cannot tell you what will be used on your specific finish is a larger risk than one who quotes slightly higher, because the cost of a damaged floor exceeds any plausible difference between two cleaning proposals.

Frequency Follows Traffic, Not the Calendar

A retail floor on a busy corridor and an office floor of the same area do not need the same rotation, and neither does the entrance area compared with the back of the same premises. Restoration frequency should be set by zone against the traffic each zone actually carries. Entrances and circulation routes need it most; enclosed offices need it least.
