A recurring contract is a commitment to a standard over time, not to a sequence of tasks. The consequence is that consistency mechanisms matter more than the task list. A very ordinary scope performed reliably will outperform an ambitious scope performed unevenly, every time, and the thing that determines which of those you get is supervision frequency.

A great deal of New York commercial space is not purely office or purely retail. A showroom with an office behind it, a clinic with a reception and a waiting area, a studio with a small retail frontage. These are the premises most likely to be quoted from a template and therefore most likely to be quoted wrong, because the areas have genuinely different requirements and a single frequency across all of them will be incorrect somewhere.
