After-Hours and Overnight Cleaning
After-hours cleaning is performed outside occupied hours — after close for retail, after the floor empties for offices, or overnight. The premises are presented ready at opening rather than being worked around the people using them.
Most commercial cleaning in New York is after-hours by default, which makes this less a separate service than a scheduling decision that carries consequences worth understanding.
Why It Is Usually the Right Choice
Cleaning around occupants is slower, noisier and less thorough. Vacuuming a floor that people are working on means working around chairs that do not move and desks that are occupied. Restrooms cannot be taken out of service. The same specification takes measurably longer and produces a worse result.
What It Requires From the Building
After-hours access is a building question before it is a cleaning question. Many premises have restricted freight hours, a required elevator operator, or an alarm system that needs the contractor on the authorised list. In a prewar building the freight operator outside standard hours is frequently billable, and handbooks describe the rate as prevailing without publishing it. Establish that with your managing agent before comparing proposals, because whether it sits inside a contractor's figure or is passed through to you can account for the entire difference between two quotations.
Keys, Codes and Accountability
Overnight work means the contractor holds access when nobody is present. That should be documented: who holds what, how it is issued and returned, and who is accountable if it is lost. It is a short conversation and it is far easier to have before commencement than after an incident.
