Office Cleaning in New York
Office cleaning is the recurring contract covering refuse and recycling removal to the building's collection point, restroom servicing and consumable replenishment, pantry and break-area surfaces, vacuuming and hard-floor maintenance, high-touch disinfection, spot-cleaning of internal glazing and meeting room reset. It is performed outside occupied hours and specified by area rather than by a generic task list.
This is the contract everything else attaches to. Specify it properly and the rest of your facilities year goes quiet; specify it loosely and you will spend that year arbitrating.
The common failure is buying office cleaning as a commodity. Three walkthroughs, three figures, choose the middle one, sign whatever arrives. Then in month four somebody notices the skirting has not been touched since the start, the account contact has gone quiet, and there is nothing in the agreement describing what should have happened. The work was never specified, so there is nothing to hold anyone to.
Specified by Area, Not by Task List
A reception, an open floor, a private-office corridor, a restroom and a pantry are five different cleaning problems with five different frequencies. A single task list applied across all of them will over-service one and starve another. Each area carries its own line items and its own frequency, and the document states explicitly what is not included.
It is a longer proposal than most offices are used to receiving. It is also the reason the conversation stops recurring.
Hybrid Occupancy Changes the Arithmetic
Attendance is no longer uniform across the week in most New York offices. Tuesday and Wednesday carry the load; Friday frequently does not. A specification written against nominal floor area treats every night identically and is therefore wrong on at least two of them. Frequency should be set against how the floor is actually used, and revisited when that changes.

The crew badges in at the building's designated time and works a fixed route, so that nothing is skipped when one person is covering for another. Restrooms are serviced first, because a missed restroom is the complaint that reaches your inbox before ten. Pantry and kitchen surfaces follow, then vacuuming and hard floors, then whichever detail item sits on the rotation that night. Refuse and recycling leave the floor to the building's compactor or dock — we do not remove waste from the premises, which is a licensing distinction worth understanding when comparing proposals.

How many nights a week do we actually need?
Fewer than most offices assume, and more than the cheapest proposal assumes. Restrooms and refuse set the floor: in an occupied office those are daily regardless of anything else. Everything above that line is negotiable against occupancy. If your floor is genuinely empty on Fridays, paying for a Friday clean is paying for nothing.
Can the frequency change later?
Yes, and it should when occupancy changes. Following the initial 30 days the arrangement is month-to-month, which is what makes adjusting it straightforward rather than a renegotiation.
Is desk-level cleaning included?
Surfaces are wiped where they are clear. Papers, files and equipment are not moved, and no contractor should be moving them. If you want desks cleared to the surface, that is an instruction your own staff need to follow before they leave, not something a cleaner can decide on your behalf.
