We attend, survey the premises, and state the labour-hours the specification requires. No obligation.
Every enquiry receives a reply. Where your managing agent requires a Certificate of Insurance or vendor registration before access is granted, we complete that paperwork ahead of the first shift.

Services
Two Service Lines, Specified Separately
Offices and retail premises present different operating requirements. Occupancy patterns, trading hours and floor loading differ, and the specification is prepared accordingly rather than applied from a standard package.
Office Cleaning
Nightly, three nights weekly or weekly service, specified against actual occupancy rather than nominal floor area.
- Workstations, conference rooms and shared desking
- Pantries, kitchenettes and staff break areas
- Restroom servicing, disinfection and consumable replenishment
- Hard floor and carpet maintenance on a defined rotation
- Variable schedules for hybrid occupancy patterns
- Medical and clinical suites under separate protocol
Retail Cleaning
Scheduled around trading hours, including seven-day operations and late closing times.
- Sales floor serviced after close or prior to opening
- Entrance glazing, storefront and display cases
- Fitting rooms and mirrored surfaces
- Floor maintenance specified for high footfall
- Stockroom and back-of-house areas
- Cleaning around fixed merchandising without relocating displays

Scheduling Is Set Against Your Operating Hours
Premises trading outside conventional business hours are serviced accordingly. The following arrangements are available and may be combined within a single specification.
Same-Day Attendance
Where an incident cannot wait for the next scheduled visit. The office is answered at any hour, and you are told on the call what is achievable before you open.
Scheduled Frequency
Daily, three nights weekly, weekly or fortnightly, set against occupancy and footfall rather than a standard package.
After-Hours and Overnight
Servicing performed after close or overnight, so premises are presented ready at opening without disruption to staff or trading.
Process
Engagement Procedure
The specification is agreed in writing before service commences, and the labour-hours on which it is based are stated at survey stage.
Initial Enquiry
Answered directly by an operations contact authorised to schedule a survey, at any hour of the day or night.
Site Survey
The premises are surveyed and the labour-hours required to service them to the agreed standard are established.
Written Specification
Tasks, frequencies and exclusions are set out in writing, together with the labour-hours behind the figure, prior to any agreement.
Commencement
Screened and trained operatives attend, badged with the managing agent, with supervisory inspection from the first shift.
Personnel
Screening, Training and Daily Supervision
The people who attend your premises do so outside business hours, frequently alone, and with access to the space. How they are selected, prepared and supervised is the substance of the service rather than an administrative detail.
Screening and training are completed before a first shift is worked, not during it. Supervisory inspection begins on the first night and continues daily, which is the point at which most specifications begin to slip. A contractor inspecting monthly will discover in week six what a daily inspection would have caught in week one.
Building access is badged with the managing agent, and operatives are bonded. Where your managing agent requires vendor registration or a named roster before access is granted, we complete that paperwork and state a realistic commencement date rather than promising an earlier one and explaining it afterwards.
Before a First Shift
- Background and reference checks completed
- Training completed prior to attendance
- Operatives bonded
- Badged with the managing agent
- Supervisory inspection daily from commencement
- Month-to-month following an initial 30 days

The Questions Worth Asking Every Contractor
Including us. Three quotations for the same premises can differ by more than seems possible, and nothing in the three documents explains why. This is how to close that gap.
Certifications
No Third-Party Certifications Are Held
Broadway NY Cleaning holds neither Green Seal certification nor ISSA CIMS certification. This is stated directly because implied credentials do not survive verification during procurement, and being found out at that stage costs more than the certification would have.
Green Seal certifies cleaning products and procedures against a defined environmental standard. ISSA CIMS certifies that a contractor's management systems conform to an industry framework. Both are substantive and independently assessed. Where a specification requires either, it should be stated at tender so that suitable contractors are approached. In their absence we ask to be assessed on what can be verified: screening and training completed before attendance, daily supervisory inspection, and continuous availability by telephone.
Service area
Offices at 583 Broadway, Serving the Metropolitan Region
We work mainly in walk-up, prewar loft and mixed-use commercial buildings — the stock that represents the majority of the city's commercial premises, and where the tenant rather than the landlord contracts the cleaning.
Questions Raised During Procurement
How quickly can someone attend my office or store?
The office is staffed continuously and answered in under five seconds, at any hour. Same-day attendance is available where an incident cannot wait for the next scheduled visit. What determines the actual arrival time is rarely crew availability — it is building access. If we are already badged in your building we can attend the same day; if we are not, the managing agent has to register us first, and we will tell you that at the outset rather than promise a time we cannot hold to.
What are my options if the cleaners do not attend?
Call the office. It is answered at any hour of the night, not routed to a voicemail read the following morning. Whether the shift can be recovered before you open depends on how much of the night remains and whether we hold access to the premises, and you will be told which of those applies on the call rather than the next day.
What kind of buildings do you work in?
Mainly prewar lofts, converted commercial buildings, walk-ups and mixed-use blocks — the premises where the tenant contracts the cleaning directly rather than receiving it through the landlord. In some newer towers suite cleaning is bundled into base rent and carried out by the building's own contractor, so read your lease before engaging anyone: the service may already be included in what you pay.
Who attends the premises, and how are they prepared?
Background and reference checks are completed before engagement. Training is completed before a first shift is worked, not during it. Operatives are bonded, and building access is badged with the managing agent. Work is inspected by a supervisor daily rather than on a periodic audit cycle.
Is a long-term contract required?
No. Following an initial 30 days the arrangement continues month-to-month. There is no automatic rollover into a fresh annual term. A contractor who needs a twelve-month lock to retain an account is telling you something about the service.
How is a quotation arrived at?
A quotation is a function of the labour-hours the specification requires. Area sets the range; restroom count, pantry density, floor mix, glazing and the condition of the premises decide where within it you fall. At survey stage we state the number of labour-hours the figure is built on. We would encourage you to require that of every contractor you approach — a figure quoted without stated hours cannot be compared with another figure.
Which areas do you serve?
Manhattan and the outer boroughs, and Westchester County. See service areas for the districts covered within each.
