A day porter provides coverage during occupied hours, as distinct from the overnight contract. The role is largely reactive: restrooms and pantries kept serviceable through the day, entrances kept presentable, spills addressed when they happen rather than that night.
The overnight contract resets the premises. A day porter keeps them from degrading between resets. They solve different problems, and a building with heavy daytime traffic will not be fixed by adding hours to the night shift.
When a Porter Is Actually Justified
Three situations make the case. High daytime footfall, where the restrooms that were immaculate at eight are not at two. Premises where the entrance is the first thing a client sees and weather comes straight through it. And premises where something spilling at eleven in the morning cannot wait until nine at night, which describes most retail and most client-facing offices.
If none of those apply, a porter is probably not the right purchase and additional overnight frequency is cheaper in labour-hours for the same result.
Specifying Reactive Work
The difficulty with porter coverage is that it is partly reactive, and reactive work resists task lists. The way to specify it is by coverage window and by a short list of standing duties, with the understanding that the remainder is responsive. What should be agreed explicitly is the hours of coverage and who directs the porter during them.

How many porter hours do we need?
It depends on what is driving the requirement. Restroom-led requirements are usually satisfied by scheduled checks rather than continuous presence. Entrance and incident-led requirements generally need continuous presence. Establish which of the two you actually have before buying hours.
Can the porter do small maintenance tasks?
No. The role is cleaning and upkeep. Maintenance and repair are a different trade with different insurance, and a contractor who agrees to blur that line is creating a problem for both of us.
