Post-Construction Cleaning in New York
Post-construction cleaning is staged, not single-pass. Construction dust is extremely fine, settles for days after work stops, and cannot be removed in one visit. The work is normally a rough clean, a detail clean, and a final clean before handover.
This is the service most often mis-bought, because it is quoted as though it were a large ordinary clean. It is not. The failure mode is specific and predictable: the premises are cleaned once, they look excellent, and three days later every horizontal surface has a visible film on it again.
Why One Pass Never Works
Construction dust, particularly from drywall and joint compound, is fine enough to remain airborne for a considerable period after work ceases. It settles gradually. A single clean performed the day after the trades leave removes what has already settled and none of what has not. Anyone who has accepted a fit-out on that basis has watched it happen.
The Three Stages
Rough clean removes bulk debris and gross residue once the trades are substantially finished, and makes the space workable. Detail clean addresses every surface, fixture, frame, track and fitting — this is the long stage and the one that gets compressed when a programme slips. Final clean happens immediately before handover and catches everything that settled in between.
Where the Labour Actually Goes
Not the floors. The floors are the visible part and the smallest part. The labour is in frames, tracks, reveals, the tops of doors, window channels, light fittings, vents and the inside edges of everything that was installed. A quotation that has not accounted for those is a quotation for a different job.
What We Do Not Do
We are not a debris removal contractor. Bulk construction waste, packaging and offcuts are the general contractor's responsibility and are removed under their arrangements. Where that has not been organised, it needs organising before we attend, because cleaning around it produces a poor result and wastes hours.

This list is here on purpose. When a client and a contractor fall out, the cause is almost always an item each side believed the other had taken care of. Reading it now costs a minute; discovering it in month three costs considerably more.

Can you clean while the trades are still on site?
Not usefully in the same area. Cleaning behind active trades produces work that has to be repeated. Sequencing it properly costs less in labour-hours than doing it twice.
Who removes the construction debris?
The general contractor, under their own arrangements. We are not a debris removal contractor, and it needs to be gone before the detail stage.
