Move-In and Move-Out Cleaning

Move-out cleaning returns premises to the condition the lease requires. Move-in cleaning prepares empty space before furniture and staff arrive. Both are done with the space empty, which is what makes them achievable at all.

These are the same job pointed in opposite directions, and both are far easier than cleaning an occupied space because everything is accessible.

Move-Out: Read the Lease First

The standard you are cleaning to is not a cleaning standard. It is whatever your lease says, and lease language on surrender condition varies considerably. Some require broom-clean. Some require the premises returned to the condition at commencement, fair wear excepted, which is a materially higher bar and frequently includes removing installations you added.

Get the clause in front of you before commissioning anything, because the difference between those two standards is large, and a deposit dispute over surrender condition is decided by the clause rather than by how clean the floor looks.

Move-In: The Window Is Narrower Than It Looks

Move-in cleaning has to happen after any works and before furniture arrives, and that gap is frequently a single day because both ends are controlled by other people. Book it as early as the programme allows, and understand that cleaning around delivered furniture is a different and worse job than cleaning an empty floor.

What Both Stages Share

Empty premises expose everything that occupied premises hide. The floor under the desk that has not moved in four years, the wall behind the filing cabinet, the inside of the built-in cupboard. This is the only time any of it is reachable, which is why it is worth specifying properly rather than treating as a formality.

This list is here on purpose. When a client and a contractor fall out, the cause is almost always an item each side believed the other had taken care of. Reading it now costs a minute; discovering it in month three costs considerably more.
