Cost and quotes

What Is the Average Cost of Office Cleaning in Manhattan per Square Foot?

There is no reliable per-square-foot average, and any single figure you are given is describing a building that is not yours. Area only sets a range. Restroom count, pantry density, floor mix, internal glass and the condition of the space decide where inside that range you land, and two offices of identical area can differ by a factor of two. The number that makes quotes comparable is labour-hours per visit, not dollars per square foot.

Why the Average Is Misleading

A cleaning contract is a fixed fee that buys a variable quantity of labour. Square footage is only one input into how much labour a space needs, and not the dominant one.

Two offices of 5,000 square feet on the same street can need very different amounts of work:

  • Restrooms. The heaviest item per square foot in most premises. Two instead of one is not a rounding error on a nightly schedule.
  • Pantries. A staffed kitchen generates work every night: surfaces, sink, appliance exteriors, refuse.
  • Floor mix. Carpet vacuums quickly. Hard floors need mopping and periodic restoration. A floor that is half and half needs two processes on one visit.
  • Internal glass. Glazed partitions mark constantly and are recurring work.
  • Layout. An open plate cleans faster per unit of area than a warren of small offices, because the crew is not moving equipment around walls.
  • Condition on day one. Premises that have been under a thin specification for two years need more hours at the start than at steady state.

The Number to Ask for Instead

Ask every company: how many labour-hours per visit is this figure built on?

Once you have that from each, a lower figure resolves into one of three things: better routing, lower labour cost, or fewer hours. The first two are legitimate. The third is a smaller service wearing the same description, and you will meet it in month four when the floor edges, the second restroom and the work behind the furniture quietly stop happening.

There is no trade secret in how long it takes to clean a floor. A company that will not answer is avoiding the comparison.

What a Quote Should Contain

Tasks, the frequency of each, what is explicitly excluded, and the labour-hours behind the figure. If any of those four is missing you do not have a quote, you have a number.
