Cost and quotes

Do Cleaning Companies in Manhattan Charge a Flat Rate or an Hourly Rate?

Most recurring commercial cleaning in New York is quoted as a flat monthly fee, calculated from the labour-hours the company estimates your premises need. Hourly billing is normally used for one-off and project work, where the scope cannot be predicted. The important point is that a flat fee is still built on hours, so ask how many are behind it.

What a Flat Fee Actually Is

A flat monthly figure is not a package price plucked from a list. It is a calculation: the labour-hours the company believes your premises need, multiplied by their cost of delivering an hour, plus overhead and margin.

That is why the hours matter to you even though you are not billed by the hour. They are the input. The fee is only the output, and two companies can arrive at very different outputs from very different views of the input.

When Hourly Is Used

Project and one-off work is usually hourly or quoted per job, because the scope is not predictable in advance: post-construction cleaning, a deep clean before an inspection, restoration after an incident. In those cases, ask for an estimated range and what happens if the work runs beyond it.

What to Watch in a Flat-Fee Agreement

  • What the fee covers and what it does not. The exclusions list is where disputes come from, not the number.
  • How additional work is charged. If you need something outside scope, is it hourly, per job, or quoted each time?
  • What happens if your premises change. More people, a new floor, a change of use. A good agreement says how the figure is revisited rather than leaving it to be argued.
  • The initial term and what follows it. A short initial period followed by month-to-month puts the burden on the company to keep the account.

The Practical Test

Ask for the fee and the labour-hours in the same document. A company that gives you both is describing a specification. One that gives you only the fee is asking you to trust a number you cannot check.
