Cost and quotes
What Is the Average Hourly Rate for a Commercial Office Cleaner in NYC?
An hourly rate on its own tells you very little, because it says nothing about how many hours your premises will actually receive. A company quoting a low rate over few hours costs more per unit of work delivered than a higher rate over the right hours. Ask for the rate and the hours together, or the rate alone will mislead you.
Rate and Hours Are One Question, Not Two
Most buyers ask for the rate because it feels like the comparable number. It is not. What you receive is rate multiplied by hours, and the hours are the part nobody volunteers.
If your premises genuinely need five hours a night and a company priced three and a half, the missing hour and a half comes out of the work nobody inspects: floor edges and corners, skirting, behind furniture, the restroom furthest from the lift, detail items on a rotation that quietly stops rotating. None of that is visible in week one.
What Sits Inside a Rate
An hourly figure quoted to you is not a wage. It carries payroll taxes, workers' compensation, general liability cover, equipment, chemicals, supervision, and the cost of covering a shift when someone is ill. A company that employs its cleaners directly as W-2 employees carries all of that. One that subcontracts carries less of it, and the difference shows up in the rate.
That matters for you in one practical way. Cleaning is a high-turnover trade, and the companies paying least replace people most often. Turnover reaches you as inconsistency: new faces every few weeks, each learning your floor on your time, none of them knowing that the corner desk is never to be touched.
The Three Questions That Replace the Rate Question
- How many labour-hours per visit is the figure built on?
- Are the cleaners your employees, and were they screened and trained before their first shift?
- Who inspects the work, and how often?
Those three tell you what an hourly rate cannot: how much work you are buying, who is doing it, and what keeps it at standard once the first month's attention has worn off.
