Cost and quotes
How Much Should a Monthly Cleaning Package Cost for a 5,000 Sq Ft Office in Manhattan?
Two 5,000 square foot offices can differ by a factor of two, so a monthly figure quoted from the area alone is guesswork that gets corrected later at your expense. The things that move it are restroom count, pantry use, how much of the floor is hard surface against carpet, how much internal glass there is, the layout, and how many nights a week you need. Get a company to walk the space and state the labour-hours.
Same Area, Different Job
Take two offices, both 5,000 square feet, both in Manhattan.
The first is an open plate with one restroom, a small pantry, carpet throughout and twenty people in it three days a week. The second is partitioned into fifteen small offices and two meeting rooms, has two restrooms, a full kitchen used every day, glazed partitions everywhere, hard floor in the circulation areas, and forty people in it five days a week.
The second needs roughly twice the labour. Any figure quoted from the square footage alone is describing one of them and billing the other.
Frequency Does Not Scale Linearly
Five nights a week does not cost five times what one night costs. A large part of every visit is fixed: getting in, moving equipment to the floor, restrooms, refuse, getting out. More visits spread that fixed portion further, so each additional night costs less than the first.
This cuts both ways. Dropping from five nights to three will not cut your bill by forty per cent, and a company that offers exactly that is quietly removing something else as well.
Ask What Is Excluded Before You Ask What It Costs
Items that commonly sit outside a recurring scope, and that buyers assume are inside it:
- Carpet extraction and hard-floor restoration, which are periodic work on a separate rotation
- Interior glass above safe reach, and all exterior glazing
- Interiors of refrigerators, microwaves and dishwashers
- High-level dusting, which does not fit inside a nightly time budget
- Removal of waste from the premises, as opposed to taking it to the building's collection point
- Anything requiring furniture to be moved
None of those are unreasonable exclusions. All of them are unreasonable surprises.
How to Get a Figure You Can Trust
Have two or three companies walk the space. Ask each for the tasks, the frequency, the exclusions and the labour-hours. Then compare. The arithmetic becomes visible, and so does which company priced the space in front of them rather than a template.
