Commercial Cleaning in Manhattan
We service commercial offices and retail premises throughout Manhattan, with a focus on converted lofts, prewar commercial stock and mid-rise properties in which the lease does not include suite cleaning. Our own office is at 583 Broadway in SoHo.
What Manhattan Premises Actually Require
Cleaning a Manhattan suite is two problems, and only one of them is cleaning. The other is getting into the building. Most managing agents will not issue badge credentials until they hold a Certificate of Insurance naming the correct entities, a completed vendor registration and a named roster of the people who will attend. None of that is unreasonable, but it takes time, and a contractor who promises to start tomorrow without mentioning it is a contractor who has not read your building handbook.
Then there is freight. A great deal of Manhattan's prewar commercial stock has freight-elevator access only, with restricted operating hours and a required operator. Outside those hours the operator is billed, and building handbooks frequently describe the rate as prevailing without publishing a figure. Establish that number with your agent before you compare proposals, because whether it sits inside a contractor's figure or is passed through to you can be the entire difference between two quotations.

Manhattan office floors are increasingly hybrid, and occupancy is no longer uniform across the week. A specification written against nominal floor area will over-service Friday and under-service Tuesday. It should be written against how the floor is actually used.
Retail on the same block has the opposite problem: the premises trade seven days, close late, and cannot be entered during trading. Entrance glazing on a Manhattan sidewalk carries more soiling in a week than most office glass carries in a quarter, and the floor immediately inside the door takes the weather with it. The specification has to be built around closing time, not around a standard nightly template.
Which Buildings This Suits
In some newer towers, suite cleaning is already performed by the building's own contractor and recovered through base rent. Tenants there generally need supplemental service rather than a full specification. In walk-ups, prewar lofts and mixed-use buildings the tenant contracts the work directly, which is the situation this company is built around. If you occupy a newer tower, read the lease before engaging anyone: you may already be paying for the service.

Do you work in newer towers?
We can, but it is worth checking your lease first. In most Manhattan newer buildings suite cleaning is performed by the landlord's contractor and recovered through base rent. Tenants there usually require supplemental service rather than a full nightly specification.
Can you work around a freight-elevator restriction?
Yes, and the restriction should be established at survey stage rather than discovered in week two. Ask your managing agent for the freight hours and the after-hours operator arrangement, and give that to every contractor you approach. A specification written without it is a specification that will change.
Do you service retail as well as offices?
Yes. They are specified separately, because trading hours, footfall and glazing loads are not comparable. See services.
How quickly can service commence?
The constraint is almost never crew availability — it is building access. Your managing agent will generally require a Certificate of Insurance naming the correct entities, a completed vendor registration and a named roster before badge credentials are issued. Where we already hold access to your building, commencement is quick. Where we do not, we will tell you the realistic date at survey stage rather than name an earlier one and explain it afterwards.
Is a long-term contract required?
No. Following an initial 30 days the arrangement continues month-to-month.
What happens if something goes wrong overnight?
Telephone the office. It is staffed 24 hours a day, seven days a week, and answered in under five seconds. Same-day attendance is available where an incident cannot wait for the next scheduled visit.
