Commercial Cleaning in SoHo
SoHo is a loft district, and loft buildings behave differently from office buildings. Open floor plates with no internal corridors, original timber boards that cannot be wet-mopped like vinyl, freight-only access with an operator, and ground-floor glazing facing a cobbled street. Our own office is at 583 Broadway, so this is the neighbourhood we know in the most detail.
The Floor Is Usually the Oldest Thing in the Building
Most SoHo commercial space sits above ground-floor retail in nineteenth-century cast-iron buildings, and a great many of those floors are original timber. Timber does not take the method that works on vinyl or sealed concrete. Standing water opens the seams, and an aggressive pad takes the finish off faster than the traffic does.
What that means in a specification is a damp-mop method with the right dilution, a restoration rotation suited to the finish actually on the boards, and somebody who has looked at the floor before quoting it. Ask any cleaning company what they intend to put on your floor. If the answer is the same as it would be for an office in a 1980s tower, keep asking.
Freight, and the Hours Around It
Cast-iron buildings were built for goods, not for office tenants, and many still have a single freight elevator as the only practical way in with equipment. Freight hours are limited, an operator is usually required, and outside those hours the operator is billed.
This governs the schedule more than crew availability does. A SoHo specification that assumes free access at ten in the evening has not been written against the building. Establish the freight window and the out-of-hours arrangement with your building before you compare proposals, because whether that cost sits inside a quotation or is passed through to you is often the whole difference between two of them.
Showrooms and the Glass Problem
A large share of SoHo's upper floors are showrooms rather than conventional offices, and a showroom is judged on reflection. Display glass, vitrines and polished surfaces under directional lighting show every mark that flat office lighting hides. That work needs a residue-free method and its own stated frequency, not a line in a general cleaning item.
At street level the glazing faces a cobbled street with heavy pedestrian traffic, which puts more on the inside face of the glass and the first few feet of floor than most people allow for. Both belong in the scope with their own frequency.
Landmarked Facades
SoHo is a historic district. Anything that touches the exterior of a building here is a different conversation from cleaning inside it, and it is not ours: we clean interior glazing and reachable storefront glass from the ground, and nothing structural or decorative on a landmarked facade.

SoHo — Free Estimate
We attend, survey the premises, and set out the specification and the labour-hours behind it in writing.
Every enquiry receives a reply. Where your managing agent requires a Certificate of Insurance or vendor registration before access is granted, we complete that paperwork ahead of the first shift.
SoHo: Frequently Asked Questions
Our floors are original wood. Can you clean them?
Yes, with a method set against what is actually on the boards. That means a damp mop at the correct dilution rather than standing water, and a restoration rotation matched to the finish. We will look at the floor at survey stage and tell you what we intend to use.
The building only has a freight elevator. Is that a problem?
It is a scheduling question rather than a problem. Tell us the freight hours and whether an operator is required outside them, and the specification is written around that window rather than discovering it in week one.
How quickly can service commence?
The constraint is almost never crew availability — it is building access. Your managing agent will generally require a Certificate of Insurance naming the correct entities, a completed vendor registration and a named roster before badge credentials are issued. Where we already hold access to your building, commencement is quick. Where we do not, we will tell you the realistic date at survey stage rather than name an earlier one and explain it afterwards.
Is a long-term contract required?
No. Following an initial 30 days the arrangement continues month-to-month.
What happens if something goes wrong overnight?
Telephone the office. It is staffed 24 hours a day, seven days a week, and answered in under five seconds. Same-day attendance is available where an incident cannot wait for the next scheduled visit.
